• Accessible
• Cleaner environment
• More attractive
• Plentiful space

Definition: site for new developments which have been previously  built upon and developed.

Negatives:

• Envrionmental improvement is expensive
• Technically harder 
• Infrastructure may need to be taken down and/or redone/redeveloped

Positives: 

• Accessible as usually part of an urban area
• Less harm to environment
• Positive effecrs on city regeneration
• Demand
• Fewer planning constraints
• Infrastructure can be reused in cases

Definition: the unplanned uncontrollable growth of urban areas into the countryside.
