Covenant
Opportunities for the owner to control the land they are selling

controlling use, keeping up appearance, mending/fixing damage, upkeep of shared facilities, not keeping animals, not causing nuisance

Covenantor
Person who grants the covenant, the one who makes the promise, the buyer

Covenantee
The one who the promise is made to, or the one selling

Burden
The covenantor is subject to the burden, they have the responsibility of complying with it

Benefit
The covenantee has the benefit, they are looking to enforce the covenant

Dominant land
benefited by the covenant

Servient land
Limited by the covenant
8 of 10
Positive Covenant
Forces covenantor to do something

Negative/restrictive covenant
Covenantor is obliged to retain from something - more common
