Advantages and Disadvantages of People-led Regeneration

Characteristics:

-Locals lead the improvements

-Piecemeal (Over a lot of years, gradual improvements, house by house)

-Slow for the whole area to improve

-Filtering occurs as lower classes are forced out by incoming middle classes

-May be supported by government grants, but not always

-Costa replaces Greasy Joe's

-Examples: Lee Crescent, Birmingham; Notting Hill London; South Leamington.

People-led Regeneration

Advantages

  • Environmental:
  • The external environment improves, with gardens looked after, less litter, houses not run down
  • Social:
  • Less crime as lower income people are forced out
  • May improve schools and facilities with high income people
  • Safer for children
  • Less anti-social behaviour
  • Economic:
  • Influx of wealth could increase the revenue of nearby shops
  • Stimulate more businesses to set up in the area
  • Multiplier effects on the local economy
  • Increase in house prices
  • Attracting more investment
  • Increase in general prices (goods & services) in that area
  • Political:
  • Wealthier people may have more influence on the surrounding areas due to them generally being more politically active
  • ...and having a larger influence/power (in the form of larger tax revenues) on the council.

Disadvantages

  • Environmental:
  • Gentrification could lead to reurbanization, and due to the filtering process, lower income families will move to the suburbs, potentially harming that area as it becomes more run down.
  • Social:
  • Lower-income families will be forced to move elsewhere as house prices increase.
  • This could separate communities and families
  • May harm the community where the lower-income move due to an increase in anit-social behaviour in that area.
  • The wealthier people that move into the new gentrified community may have less of a community spirit due to residents working more and having longer hours.
  • Economic:
  • More 'trashy' cheaper business in the areas may be bought out by bigger shops as the larger chains will want shops there due to new spending power. This results in less family-owned independent businesses.
  • The lower-income families who have had to move elswhere may struggle to find work due to not living near the center of the city, as transportation costs are high.
  • Political:
  • If richer people have more influence on politics in that area, it may not be beneficial to the surrounding lower-income families.

Evaluation

People-led regeneration is not seen on a regular basis. It is currently starting to become more common, as reurbanization occurs in UK cities.
